They\u00a0contain\u00a0phrases such as \u201cto have and to hold the\u00a0above-described\u00a0premises, together with all and singular the rights and appurtenances thereto in any wise belonging.\u201d If you are drafting your own deed \u2013 always a risky proposition \u2013 you might be tempted to\u00a0delete\u00a0phrases like that.\u00a0Don\u2019t. Those phrases are backed by hundreds of years of case law and legal\u00a0custom.
